This might sound completely crazy, but the most important call I ever may was to a construction contractor. I can remember the day as if it were yesterday. I had decided to rebuild parts of my home. This involved removing part of the roof, knocking down a brick wall and removing some electrical wires and water pipes. I started out just fine but then I started to have problems. I realised I was in out of my depth and decided to call an expert. The contractor who came around was great and he quickly fixed up the mess I had made. Do you wish to develop your land? Could be you want to construct residential or commercial buildings on the plot. Below are some land development tips. 

Start With A Survey

Ask a land development consultant to conduct a market survey. The survey will help you assess the viability and profitability of your venture. The survey should detail the following: 

  • What is the value of land in the area? For instance, you may want to subdivide the property and sell some of the land, as it is a sure way to raise capital.
  • What are the opportunities in the area? For instance, you could build student hostels if the area has an upcoming university.
  • Land planning and zoning regulations. It would be difficult to put up commercial buildings if the location is zoned for residential use.
  • The survey should also detail features that will make you development attractive to potential customers. For instance, you could incorporate modern designs with ample parking, energy-efficient buildings and recreational areas such as pools and parks.

Land Inspection

A land inspection will help you identify any challenges that you could face during the construction process. For example, you may need to excavate clay soil. You also need to know the underlying rock structure and the depth of underground water sources if the building will have underground floors. Check whether the area is prone to disasters such as flooding, fires and earthquakes. If this is the case, the building should be built to withstand these hazards. 

Design Process

Property design is a collaboration between the client and the architect. As such, you should give as much input as you can. For instance, would you want a modern, Victorian, Gothic or Georgian architectural style? How many rooms should each house have? What amenities would you want on the property? This information will assist the architect as he or she designs the building. 

Execution

Hire an experienced contractor to construct the building. It would be wise to check the contractor's portfolio to ensure he or she is capable of the construction works. Besides, interview some of the contractor's clients to understand his or her work ethic. The contractor should work closely with the engineers and architect during construction. As such, he or she should be a people person. Inquire about the safety measures that the contractor will observe at the site. Besides, he or she should have adequate insurance coverage. Reputable contractors will provide a guarantee. 

Developing your land is now an easy task. Conduct market research, inspect the land and work with an experienced architect and contractor during design and construction works.
